Lily Lake Vineyards is a home, boutique type winery, and Bed & Breakfast. It sits atop a hill over looking Lily Lake. The lake is a 25 acre private lake stocked with bass, catfish and perch. The Lily Lake Vineyard has roughly 5.5 acres of of vines, some with trellis’ in place and all under drip irrigation. There are 5 varieties planted; Black Spanish, 2 varieties of Blanc Du Bois, Merlot, and Mareschal Foch with the oldest vines being 10 years old and the remaining vines aged 3 to 9 years. Production of 10 varieties of wine utilizing vintner’s own recipes and grapes along with a combination of juice acquired from other vineyards. The 2016 projected sales volume is over 750 gallons of the state competition award winning wine. There are also 12 peach trees on the property that can be used to make peach wine. The winery hours currently marketed on their website (LilyLakeVineyard.com) and Facebook page are Saturday and Sunday from Noon to 5:00 PM. The 1,200 SqFt wine tasting room centerpiece is a 12 foot bar with additional tables for up to 16 tasters at a time. Equipment can produce 1500 gallons of wine per year; including juicer/de-stemmer, fermentation buckets, bottle filler, oak barrels, and two dishwashers for cleaning and sanitizing equipment.

The beautiful stucco 3,457 SqFt home was built in 2004 and includes 3 bedrooms, 2.5 bathrooms, 2 additional office/dens, large open concept kitchen and family room. The master bedroom is isolated with private access to porch and pool. The 400 SqFt sun porch overlooks the pool and lake, facing east for spectacular sunrises. The deck behind the winery and newly constructed 1000 SqFt dock on the lake allows for evening concerts and other small events. The is also an additional 400 SqFt shop for work vehicle storage and repairs.

Additional equipment that come with the Lily Lake Vineyard property include a New Holland 60 TTA tractor with all the implements, Kawasaki 220 four wheeler is included and is used on the winery for getting around the property, spraying and maintenance and a Bobcat Gator helps during harvest and planting for hauling and dumping.

All rights to the business name of Lily Lake Vineyard and the State of Texas Liquor License to produce and distribute our wines will be conveyed with the sale of the property. Also included in the price is 3-6 months worth of help and advice from the current owner to show the buyer how to operate the vineyard and winery.
